A boutique development of five energy efficient contemporary homes has been brought to the market in Somerset.

The development, known as The Barn Garden, is situated in the village of Great Elm, between Frome and Mells, and the houses sit within an elevated plot offering “extensive” countryside views.

The three and four bedroom homes have been individually designed to pay homage to the area’s farming heritage, with architectural features including asymmetric, Dutch barn-inspired and double gabled roofs. Similarly, the materials used are in line with an agricultural vernacular, with timber cladding, textured brickwork and metal sheeting providing an aesthetic befitting of its location.

The four bedroom home on Plot 1 of the development will include a hallway leading to a cosy snug on one side and an open plan living space on the other, which includes a kitchen area with a breakfast bar.

From this area, there are views across the valley and to the woodland beyond, and completing the ground floor is a utility room, a guest toilet and a store cupboard.

Moving upstairs, there are four double bedrooms and a family bathroom on the first floor, with the principal bedroom benefitting from an en-suite bathroom and a dressing room.

Outside there is an enclosed garden with areas laid to lawn and patio, plus paved driveway parking for two to three cars.

Sustainability is embedded within the entire development, from the way the site has been planned to minimise disruption to the flora and fauna, and the steps taken to minimise the environmental impact of the build, to the homes themselves.

Technologies such as air-source heating, solar panelling and electric car charging ensure the homes are efficient to run, with all but one property being awarded an A rating for energy performance.

Guide prices at The Barn Garden start at £860,000 for a three bedroom detached family house. The development is currently under construction and due to be completed in late autumn 2024.

Hunter Harling is marketing the homes at The Barn Garden on behalf of Savills Residential Development Sales in Bath.

He commented: ‘This is a really exciting opportunity to own a high-quality contemporary home in a wonderful semi-rural setting. The houses have been thoughtfully designed with excellent eco credentials, and the views over the valleys and towards the Mendips are nothing short of stunning.

“Frome and Mells have become incredibly popular in recent years and this scheme, sitting as it does between the two, is likely to attract much positive interest. Frome especially has become a destination location over recent years and is now a melting pot of artisans and craftsmen, hosting many independent stores and galleries, along with a thriving food scene, rivalling the very best in the South West.”
