More than a dozen properties are set to go under the hammer later this month.
The auction at Bath & West Showground will include parcels of land, cottages, and bungalows in Shepton Mallet and beyond, with guide prices ranging from £30,000 to £400,000.
One of the lots is a pair of cottages in Doulting, dating back to 1755, being semi-detached and stone-built.
The cottages require renovation and modernisation throughout, but offer potential to be turned into a single home, subject to planning consent.
The larger of the two cottages includes character features such as stone mullion windows, beams and fireplaces.
The accommodation includes a sitting and dining room, two bedrooms and a bathroom, while the smaller cottage is partly renovated, with three rooms on the ground floor and a currently inaccessible first floor.
The properties sit in a plot of more than half an acre of land, which would once have been two formal gardens with a pond and a paddock, and are being listed for a guide price of £280,000.

Other properties in and around Shepton Mallet that are being included in the auction include a former farm workers’ cottage on Bath Road, and a bungalow in Ditcheat.
The cottage requires renovation and modernisation, comprising two reception rooms, a kitchen, three bedrooms and a bathroom, with a guide price of £200,000.
There is also an attached paddock being sold as a separate or attached lot, spanning approximately half an acre and costing £40,000 to £60,000.
The bungalow is made up of a reception room, a kitchen, two double bedrooms and a bathroom, as well as a garden and a garage, and is listed for a guide price of £170k.
Further afield, a set of three character cottages in Keinton Mandeville are also included in the auction, two of which require modernisation.

All three cottages are being sold under one deed for a guide price of £300,000.
In Yeovil, a two bedroom bungalow with commercial workshops is under the hammer for £300,000, while in Warminster is a four bedroom home in need of modernisation with a guide price of £200,000.
Completing the residential offerings of the auction are a three-bedroom detached house in Charlton Adam with a guide price of £100,000, and a two-bedroom semi-detached home in Frome, costing £300,000.
As well as homes, there is a former commercial garden nursery, including a bungalow and annexe, which is in St Michaels and has a guide price of £300,000.
There are also six plots of land being sold in the auction, including one in Glastonbury, two in Nempnett Thrubwell, and three in Wells.

The auction is being held by Cooper & Tanner at Bath & West Showground on February 29, 2024 at 12pm, with bidding available in person, online, or by proxy.
